For many, a home is their principal financial asset. For others, homeownership seems out of reach. Through the Center for Home Ownership® (CHO), we help people achieve the homeownership dream. Trained and certified counselors guide new and prospective homeowners through the steps of finding a home, securing a mortgage, and navigating the opportunities and pitfalls of homeownership.
The Center for Home Ownership® (CHO) is a collaborative effort among local government and nonprofit agencies, lenders, realtors, insurance providers, and community members to provide support around all aspects of the home buying process.
The Center for Home Ownership® is an approved housing counseling program at Financial Pathways of the Piedmont, certified by the U.S. Department of Housing & Urban Development (HUD) and partners with the North Carolina Housing Finance Agency and local housing providers. We serve Forsyth, Stokes, Yadkin, and Surry counties in North Carolina.

Pre-Purchase Analysis
Our counselors can review your finances to help you understand the type of loans, down payment assistance programs, and lending products that are available. With this information, we can determine your ability to qualify for a mortgage. If the analysis reveals barriers to homeownership, we can walk you through how to improve your readiness to apply for a mortgage.

In six to eight classroom hours, this workshop offers a comprehensive overview of the basics of buying a home. The workshop is offered to first-time homebuyers and may be required for down payment assistance.

Post-Purchase Counseling
After a home purchase is complete, our trained and certified counselors can review your mortgage expense in the context of your overall household budget and experience with homeownership, including:
- Review of credit reports
- Overview of routine maintenance
- Tips to avoid default and foreclosure
- Wise use of credit
- Basic money management
We can then create a plan to aid you in meeting the on-going responsibilities of owning and maintaining a home.

Welcome to eHome!
eHome is a self-paced, fully-online learning opportunity that is called ‘America’s Premier Online Homebuyer Education Course’.
You will learn how to:
- determine if homeownership is right for you
- shop for a new home
- maintain your home
Certificate of completion is given.

Fannie Mae
This HUD-approved program meets the needs of most homebuyers, including those with loans through the Fannie Mae’s HomeReady® program. It requires homebuyers to complete their education through Framework®, a Fannie Mae education partner.
Downpayment Assistance
The Community Partners Loan Pool (CPLP) provides qualified home buyers with down payment assistance:
- up to 20 percent of the sales price, not to exceed $50,000 (effective September 2022), when combined with a NCHFA Home Advantage Mortgage.
- up to 10 percent of the purchase price when combined with a USDA Section 502 loan.
CPLP assistance is structured as a zero percent interest deferred second mortgage. The term of the CPLP loan matches the term of the first mortgage. The CPLP loan has no monthly payment and is typically repaid when the home is sold, refinanced, at the end of the term, or when the borrower no longer lives in the home.
Borrowers may combine a CPLP loan with the North Carolina Home Advantage Tax Credit as well as with other down payment assistance loans or grants.
